Prices and Policies

Overnight summer rates are $145 for a room; for the one-bedroom apartment, $180 and for the larger apartment, $300.

We also offer weekly and monthly rates--see below. Prices may vary depending upon time of season. Corporate discounts are available.

Weekly prices for rooms in season are $1015 and for the one-bedroom apartment the weekly price is $1230. The two-bedroom apartment rents for $1812.50 weekly during the season.

For stays less than 90 days, Mass. Room Occupancy taxes apply.

NO SMOKING. We are very proud to maintain a smoke-free environment at the Greenleaf Inn. Our no-smoking policy is strictly enforced.

GOING SENSIBLE GREEN

To save the environment and save you money, we offer housekeeping as an option. We're always happy to provide clean towels and sheets for the asking. Each room is air conditioned, of course. We just encourage guests to turn it off when leaving for any extended period of time. These small steps add up if everyone does them.

For these reasons we offer greater value at affordable prices!

CANCELLATION

The cancellation period is 14 days for rooms May through October). Other months the period is seven days. When canceling closer to the arrival date we may offer a credit.  PLEASE NOTE. For apartment rentals during the season (May through October) the cancellation period is 45 days. For the other months, we require a two week advance notice. We urge guests to book early for seasonal rentals. The North Shore is an extremely busy place from May through October, and the November and December holidays.

Regrettably, we can not insure against bad weather or travel conditions. We do not refund for cancellations due to weather or weather related emergencies. We do advise our guests to consider trip insurance.

For all rentals, we charge 50% of the balance at the time of the reservation and collect full payment at check-in.

CHECK-IN

Checking in is quite simple. The paperwork is all taken care of in our office. We place your keys in an envelop with your name on the back door. That means that when you arrive, you can pick up your key and go directly to your room. No fuss and no need to look for us. No waiting in line at a desk!

Upon arrival, park in the back and the entrance is in the back. When checking out, just leave the key in the room and you can be on your way. It's that simple!

NATURE OF HISTORIC BUILDINGS

The Greenleaf is classified in Newburyport's Architectural Survey as an "antique structure." The beautiful wide pine floors may tilt a bit here and there, and the walls are not exactly plum! This is part of the charm of homes that date back to pre-Revolutionary War America. And, although all of our properties have been repainted several times since we acquired them, we cannot certify that in such buildings the under-layers of paint are 100% lead free.

CREDIT CARDS & PAYMENT

We take reservations only by credit card. We charge 50% of a reservation at the time of booking for stays of one month or less. The deposit for longer stays is one-half of the first month.The balance will be charged the day of arrival. Other payment arrangements must be made with the innkeeper. 

FOOD

While we don't serve breakfast, we do offer guests complimentary biscotti, breakfast bars, coffee, tea and hot chocolate in the room.

Most of our guests enjoy exploring one of Newburyport’s many charming cafes or restaurants for breakfast. We are just a few minutes walk from the center of town. Others appreciate having the option of a quick bite in the room and not having to go out for breakfast.

Each room has a coffeemaker, refrigerator, microwave oven and toaster. We encourage guests who stay for more than a few days to bring favorite items for breakfast and enjoy the privacy of dining in the room.

We no longer take pets at any of our properties. Regrettably, we sold our pet-friendly building last year.
